The agreement between you and Stream Properties & Construction Ltd for using the marketplace.

1. Agreement
These Terms govern your use of the Stream Properties marketplace operated by Stream Properties & Construction Ltd (Company Number 17418663), 66 Paul Street, London EC2A 4NA, United Kingdom, trading as Stream Properties (SPC). By creating an account or using the platform you agree to these Terms, the Marketplace Rules, the Refund Policy and the Privacy Notice.
2. What Stream Properties is
Stream Properties is an online marketplace that lets users advertise property, respond to enquiries, post jobs and hire independent professionals. Unless expressly stated for a specific service and market, we are not the seller, landlord, agent, contractor, lender or legal adviser in any transaction and we are not a party to contracts made between users.
3. Eligibility & accounts
You must be 18 or over and provide accurate information, including your primary market. You are responsible for keeping your login secure and for all activity under your account. One person or business per account unless a team plan is purchased.
4. Listings and content
You must have the legal right to advertise any property, service or project you post. Content must be accurate, current, lawful and free of misleading pricing, fake photos or hidden fees. Listings expire and must be re-confirmed; we may edit, remove or refuse content at our discretion.
5. Verification
Verification badges indicate that specified documents or checks were completed at a point in time. They are not a guarantee of a person’s honesty, a property’s title, or the outcome of any transaction. Always carry out your own due diligence.
6. Payments & subscriptions
Listing fees, subscriptions and deposits are payable in advance via Stripe (UK and other markets) or Paystack (Nigeria). Prices are shown inclusive of any promotional launch discount for the stated period; standard pricing applies thereafter. Subscriptions renew automatically until cancelled. Free trials require a payment method and convert to a paid plan on day 31 unless cancelled. See the Refund Policy.
7. Prohibited conduct
No fraud, scams, money-laundering, impersonation, harassment, discrimination, scraping, circumvention of contact-release rules, or requesting payments outside the platform for platform-originated jobs before a quote is accepted. See the Marketplace Rules for the full list.
8. Suspension & termination
We may restrict, suspend or close accounts that breach these Terms or present a risk to other users, with or without notice depending on severity. You may close your account at any time; fees already paid are treated under the Refund Policy.
9. Liability
To the fullest extent permitted by law, we exclude liability for losses arising from transactions between users, from user content, or from events outside our reasonable control. Nothing in these Terms limits liability for fraud, death or personal injury caused by negligence, or your statutory consumer rights.
10. Regulated services
Where a service requires a licence or registration in a particular country (for example estate agency, lettings management, financial promotion or legal advice), that service is only offered in markets where we or our partners are appropriately authorised. Otherwise it is presented for information or discovery only.
11. Governing law
These Terms are governed by the laws of England and Wales. Consumers in Nigeria and other markets retain any mandatory protections of their local law, and disputes may be brought in their local courts where the law so provides.
