1. Who we are

Stream Properties & Construction Ltd (Company Number 17418663), 66 Paul Street, London EC2A 4NA, United Kingdom, trading as Stream Properties (SPC) (“we”, “us”) operates the Stream Properties marketplace. We are the data controller for personal data collected through the platform. Contact: spc@propertyhub.stream.

2. What we collect

Account data: name, email address, phone number, country/market, account type and password (stored hashed).

Listing and enquiry data: property details, photos, documents you upload, messages and enquiries you send or receive.

Verification data: identity, address, business and professional documents you choose to submit for a verification badge.

Payment data: transaction references, amounts and plan details. Card details are processed by Stripe or Paystack and are never stored on our servers.

Technical data: IP address, device and browser information, and usage analytics needed to run and secure the service.

3. Why we use it

To create and manage your account, publish listings, deliver enquiries and connect you with professionals.

To verify identities, businesses and professionals and to detect fraud, scams and misuse (our legitimate interest in a safe marketplace).

To process payments and subscriptions and to send service, billing and security notices.

To send marketing or property alerts only where you have opted in; you can withdraw consent at any time.

To comply with legal obligations, including anti-money-laundering, consumer protection and tax laws in the markets we serve.

4. Legal bases

We rely on contract (providing the service), legitimate interests (safety, fraud prevention, improvement), consent (marketing, SMS/WhatsApp alerts, optional verification) and legal obligation.

5. Sharing

We share data with service providers acting on our instructions (hosting, email via SendGrid, SMS/WhatsApp via Twilio, payments via Stripe and Paystack, file storage), with other users only to the extent needed to complete an enquiry or job (for example your name and message to a listing owner), and with regulators or law enforcement where required by law. We do not sell personal data.

6. International transfers

We operate in the United Kingdom, Nigeria and other markets. Where data leaves the UK or your country, we use appropriate safeguards such as the UK International Data Transfer Agreement or standard contractual clauses.

7. Retention

Account data is retained while your account is active and for up to 6 years after closure where needed for legal, tax or dispute purposes. Verification documents are deleted or anonymised once no longer required. Enquiry and report records are kept for trust-and-safety purposes.

8. Your rights

Depending on where you live (UK GDPR, Nigeria Data Protection Act 2023 and others) you may have rights to access, correct, delete, restrict or object to processing, to data portability and to withdraw consent. Email spc@propertyhub.stream. You may also complain to the UK Information Commissioner’s Office or the Nigeria Data Protection Commission.

9. Cookies

We use strictly necessary cookies to keep you signed in and to remember your selected market. We do not use third-party advertising cookies.

10. Children

The marketplace is for users aged 18 and over. We do not knowingly collect data from children.

11. Changes

We will post any changes to this notice here and, for material changes, notify you by email or in-app.
